Estimate

After choosing a floor plan or sharing your custom design, we’ll obtain a free estimate from Stratford based on their standard specifications. Simultaneously, We’ll provide a comprehensive estimate covering all other aspects of your home build, ensuring a clear overview of the entire construction process for your move-in-ready home.

Proposal, Plan set phase

Proposal Phase:
Phase 1: Drafting and Costing
– Develop initial blueprints for your home.
– Costing provides a specification sheet detailing construction materials.

Phase 2: Design Refinement
– Drafting incorporates any design requests/changes to your home.
– Costing updates the specification sheet and pricing accordingly.

Plan Set Phase: – Drafting accommodates additional change requests.
– Provides detailed blueprint drawings of exterior elevations, electrical plans, cross-sections, foundation footprint, interior cabinet elevations
– Costing updates specifications and pricing based on current material costs.

Engineering and State approvals

– Upon a 10% build deposit, your home plans are submitted for Engineering and State approvals.
– Final pricing is established if no changes are requested.

Production phase

– 40% build deposit, pricing is secured 
– Estimated production line position is established, and SBC orders long lead-time materials.
– Begin construction of modular home – Upper Works completes necessary site prep, including excavation and foundation.
– Upon completion by Stratford, a shipping date is set.
– Final site prep is completed.

Shipping and Set

Shipping modular home to your home location
– Setting modules on foundation
– Complete anchoring and “dry in” of home.

Final Finishing

– Complete all “stitch work” (i.e. siding, roofing, flooring, dry wall, plumbing, electrical, etc.) on site
– For homes on basements, framing and finish work are completed after home is set.
– Homes with attached or detached Garage will be framed and finished on-site.
– Trim completion, clean up, turning new home over to owner
